The challenge

The first tenant moved in before the last shell was closedThree buildings were handing over on different dates. Anything designed only for the finished campus would have failed the first two years of the development's life.

Containment was decided before we were invitedRoutes had been set by the MEP package months earlier. We had to work the backbone through what already existed rather than what we would have drawn.

The programme had already absorbed one delayTechnology was the last package on site and the first candidate for compression.

Structured CablingOS2 fibre backbone between all five buildings, Cat6A horizontal to every floor, designed for occupied capacity rather than day one

Project Management & ConsultingHeld the technology scope across the campus and coordinated the sequence with the main contractor

The outcome

Each building handed over on its own date with a complete test pack, so the operator took possession with evidence rather than assurances. The developer let floor space in two buildings while the third was still in fit-out.
